The best listing descriptions include not only a description of the features and amenities of your place, but also highlight several reasons for why your ideal guests might want to book your Airbnb instead of staying somewhere else.

What stand-out amenities do you offer?
Who is this place ideal for? What kind of travelers? Be as specific as you like.
What is the bedroom(s) like, do guests have to climb stairs to get to the bedroom(s)?
Will guests have access to any shared spaces or community amenities like a community pool or a shared community lounge?
Are there any important house rules that you want to emphasize? (please be sure to also include any rules in the designated area for Airbnb Additional House Rules)
Are any parts of your property under repair or undergoing maintenance? You’ll want to mention any details that your guests might find to be less than perfect, to set the appropriate expectations upfront. That way, your guests will know exactly what they’re signing up for before they agree to complete the booking.
Why would tourists come to visit your area? Are there any touristic attractions nearby or maybe some more practical or work related venues they may want to visit? For example, is there a hospital nearby or a concert theater, or a sports arena, or a convention center? How far are each of the attractions (5min drive, 10min walk, etc)?
