Tips for Writing a Good Listing Description on Airbnb
The best listing descriptions include not only a description of the features and amenities of your place, but also highlight several reasons for why your ideal guests might want to book your Airbnb instead of staying somewhere else.
What to include in your listing description
Here’s a short list of items you can consider including in a great listing description:
What stand-out amenities do you offer?
Who is this place ideal for? Describe your ideal guest(s) – What kind of traveler is the home / room / location best suited for? Be as specific as you like, but please be aware of the Airbnb Nondiscrimination Policy.
What is the bedroom(s) like, do guests have to climb stairs to get to the bedroom(s)?
Will guests have access to any shared spaces or community amenities like a community pool or a shared community lounge?
Are there any important house rules that you want to emphasize? (please be sure to also include any rules in the designated area for Airbnb Additional House Rules)
Are any parts of your property under repair or undergoing maintenance? You’ll want to mention any details that your guests might find to be less than perfect, to set the appropriate expectations upfront. That way, your guests will know exactly what they’re signing up for before they agree to complete the booking.
Why would tourists come to visit your area? Are there any touristic attractions nearby or maybe some more practical or work related venues they may want to visit? For example, is there a hospital nearby or a concert theater, or a sports arena, or a convention center? How far are each of the attractions (5min drive, 10min walk, etc)?
Are you accepting short-term, mid-term, and long term guests?
Should guests remember to bring anything with them (for example a towel if you don’t provide towels, etc)?

If you run out of space, don't worry. At first, during the “listing setup” you will only get a max of 500 characters for your listing description. After you publish, click on "Edit" next to where it says "Listing description" and you will see more places to write longer details. What to include in a “Room” Listing Description
If you’re listing rooms in a shared home, here are some extra details you may want to include:
Will guests have access to your shared spaces like your kitchen, living room, and bathroom? If so, will anyone be occupying these areas during the day?
Will guests be allowed to use the TV in the shared living room?
How many people (if any) will your guests be sharing a kitchen and bathroom with?
Who else lives in the house that your guests might run into? For example: You and your partner, a family of five with a dog, or three young adults and a cat, etc? Being fairly specific without giving out any personal details will help you set the proper expectations with your guests and can also help you attract guests who are more similar to you!
Be sure to mention if any pets live on the property since some people are really allergic!
Do you offer any special amenities exclusively to your guests staying in this particular bedroom, that other house residents won’t be allowed to use? For example, will they have their own private desk they can use, or their own mini fridge, a designated pantry space, or their own assigned shower caddy? These kinds of amenities can help make sharing a kitchen and bathroom more comfortable and easy for your guests.
